Common Rejection Reasons
8 documented for Lake Worth Beach. Our AI flags all of these.
1Lake Worth Beach has SIX (6) historic districts + 4 individually designated landmarks. ANY exterior work in these areas requires a Certificate of Appropriateness (COA) BEFORE a building permit can be issued. COA and building permit must be submitted CONCURRENTLY. Failure to obtain COA = stop work order.
2Pre-application meetings are REQUIRED for projects involving new construction, demolitions, or changes of use in historic districts. Pre-app strongly encouraged for major additions. Email pzhp@lakeworthbeachfl.gov to schedule.
3COA construction must commence within 12 months of issuance and 50% complete within 12 months of commencement. CO required within 24 months of commencement.
4Primary permit fees INCLUDE sub-permit fees ONLY IF all applicable subcontractor qualifier signatures are on the application AND plans include sub details. Missing a sub-qualifier signature = SEPARATE permit + SEPARATE fees for that trade.
5LWB has THREE different NOC thresholds: $5,000 general, $2,500 for fences and wood decks, $15,000 for AC existing system replacements. Using the wrong threshold will cause rejection.
6NOC must be RECORDED at PBC Clerk of Court AND POSTED ON JOB SITE before first inspection — not at submittal, not at issuance. Both conditions required.
7Walk-in hours are ONLY 1st & 3rd Wednesdays 8AM-12PM. Outside those windows, you cannot walk in without an appointment.
8Inspections must be requested by 4:00 PM the business day BEFORE desired date. Same-day inspections require direct call to (561) 586-1647 and carry ADDITIONAL FEES.
