1Signed Zoning Checklist is REQUIRED with every permit application — applications are rejected without it. This is a SUNRISE-SPECIFIC requirement not found in other Broward cities.
2Demos, additions, alterations, and new construction must be approved by BROWARD COUNTY ePERMITS FIRST, THEN submitted to Sunrise Community Development for exterior changes, THEN to Building Division. Three-step routing.
3Contractor registrations expire SEPTEMBER 30TH every year — NOT on the anniversary of registration. Must re-register before Oct 1 or cannot pull permits.
4Insurance certificate holder must read EXACTLY 'City of Sunrise, 10770 W. Oakland Park Boulevard, Sunrise, FL 33351' — any variation (wrong street format, missing city name) will delay registration.
5Qualifier's government-issued photo ID is required for contractor registration — most cities don't require this. Missing ID = registration rejected.
6Contractor Registration form must be NOTARIZED by the qualifying agent — unsigned or un-notarized forms rejected.
7Owner Builder Affidavit MUST be signed IN PERSON at the Building Division and notarized by a City of Sunrise Permit Service Specialist. Cannot be done remotely, even for electronic submittals.
8Required when the direct contract is greater than $5,000 ($15,000 for repair or replacement of an existing HVAC system), per Fla. Stat. 713.135. Some older city forms list lower figures. Confirm timing with the building department.
9Sunrise requires SEPARATE addendums for each trade (Structural, Electrical, Mechanical, Plumbing, Fire) IN ADDITION to the Broward County Uniform Application. Missing an addendum = application rejected.
10Change of Contractor requires a NOTARIZED Hold Harmless/Indemnity Letter, a NEW permit application, AND an amended NOC. Fee is $114.07 per discipline. If changing prime contractor, owner signs. If changing sub, BOTH owner and prime contractor must file separate Hold Harmless letters.
11Pool permits require THREE separate Broward County Uniform Applications (Structural + Electrical + Plumbing) — not just one.
12Pool Safety Act form must be NOTARIZED — signed by both owner and prime contractor.
13Solar PV requires a Rooftop Solar Panel Owner Acknowledgement Form — SUNRISE-SPECIFIC form signed by property owner.
14Solar licensing trap — Solar Contractor (CVC) can do work up to inverter/optimizer only. EC license required for work after power conditioner. CBC/CRC/CGC licenses CANNOT pull solar PV permits.
15Fence applications require U.N.C.L.E. ticket number (call 1-800-432-4770) — must be included on application. Also requires Homeowner Affidavit.
16Stockade fences / board-on-board fences are PROHIBITED in Sunrise. Chain link fences MUST be vinyl coated.
17Garage-to-room conversions are PROHIBITED in Sunrise — cannot convert a single family garage into habitable space.
18Driveways require an ENGINEERING permit (not a building permit) — different department, different division, different address (1601 NW 136th Ave, Building A, Sunrise, FL 33323).
19Permit revision requires a new permit application for EACH affected contractor/subcontractor — not just a markup.
20Sunrise does NOT offer expedited review — no fast-track option available.
21Roofing — both 7th and 8th Edition HVHZ Uniform Roof Applications are available on the website, but you MUST use the 8th Edition (FBC 2023) for current submittals.
22AC Replacement — Owner-builder limited to DUCTWORK AND VENTILATION ONLY. Cannot self-permit the mechanical equipment replacement.
23Screen enclosures with SOLID ROOFS typically require 20ft rear setback (vs 5ft for screen roof). This catches many homeowners.
