Fort Lauderdale Roofing Permit Checklist: What to Have Before You Submit (2026)
What Fort Lauderdale requires for a roofing permit: LauderBuild submission, NOAs, HVHZ forms, affidavits and the inspection sequence.
Fort Lauderdale takes roofing permits through LauderBuild, and only digitally. Paper applications are no longer accepted, and paper applications submitted earlier cannot be digitized. This guide walks through the package in the order you will need it. For the complete line by line list, use the Fort Lauderdale roofing checklist.
Before you start: registration and insurance
- Registration. A licensed roofing contractor must be registered with the City of Fort Lauderdale.
- Credentials. Contractors with expired credentials are not issued permits and cannot pay fees. Expired licenses are not searchable in LauderBuild, so if your search returns nothing, check whether your license has lapsed.
- Insurance certificate holder. It must read exactly: City of Fort Lauderdale, 700 NW 19th Avenue, Fort Lauderdale, FL 33311. The wrong name, the wrong address or abbreviations are grounds for rejection.
- Upload each insurance document as its own PDF, in the correct category. Do not combine documents into one file.
The application package
- The Broward County Uniform Building Permit Application, in black ink, with values, square footage and quantities, signed by the owner and the contractor, plus the Fort Lauderdale city supplement. Forms must be in black ink; only signatures may be in standard blue ink.
- The Complete Roofing Application Packet, which is city specific and includes all HVHZ forms under Florida Building Code Chapter 15.
- A roof plan or layout showing roof areas, slopes and drainage.
- A notarized Property Owner Authorization or Affidavit.
- The Broward County Asbestos Certificate (Statement of Responsibilities Regarding Asbestos) from Broward's e-Permits system.
- A Notice of Commencement if the job value exceeds $5,000. The recorded copy must be posted at the job site before the first inspection.
Product approvals and engineering
Fort Lauderdale requires a Miami-Dade County Notice of Acceptance (NOA) for all roofing products, along with the complete roofing package under Florida Building Code Chapter 15. For the background on why, see our HVHZ explainer.
Circle the relevant information on each NOA. Do not use a highlighter: highlighted NOAs are rejected. Include all sheets of every NOA.
- Roof calculations (HVC): the High Velocity Hurricane Zone roofing calculations.
- Truss shop drawings: every engineering sheet signed and sealed by the engineer and approved by the designer of record.
Affidavits and certificates
- Renailing affidavit (water barrier and sheathing): it must be on site for the tin-cap and renailing inspection.
- Hurricane Mitigation Affidavit: required for re-roofs on homes assessed at $300,000 or more under Florida Statute 553.844. It is due at or before the final inspection.
- Rooftop equipment affidavit, if there is rooftop equipment.
- Energy, sound and impact certificate, plus a blower door test and form and an insulation certificate where they apply.
Inspections, in order
The checklist lists the roofing inspection sequence as:
- Tin-cap and renailing
- Mop-in progress
- Tile or shingle in progress
- Final structural
Fort Lauderdale specifics to plan for
- Commercial roofing has additional HVHZ requirements under Chapter 15 beyond the residential list. Verify them with the building department.
- Historic districts. Properties in the Sailboat Bend or Himmarshee Historic Districts need a Certificate of Appropriateness before any exterior work.
- Lightweight concrete roof systems have their own product approvals, structural calculations and two signed and sealed sets of plans.
